What is Oqood and why does it matter in an off-plan dispute?

Registration of an off-plan sale is administrative until something goes wrong, at which point it becomes one of the first things anyone asks about.
What is Oqood and why does it matter in an off-plan dispute?

What purchasers should hold

At minimum: the SPA, evidence of the registration of the off-plan sale if it was carried out, and receipts for any fees paid in connection with it. Many purchasers discover during a dispute that they cannot locate one or more of these.

Why it matters when a dispute develops

It forms part of the documentary record of the transaction. Any mismatch between what the registration records and what the SPA says — unit, area, project details — is worth identifying early rather than during an escalation.

Checks worth making

These are facts, not impressions.

  • Whether the sale was registered at all
  • What the registration records
  • Whether those details match your SPA
  • Whether fees you paid were applied
  • Whether any change to the project affected the position

If nothing was ever registered

That absence is itself information and should be raised as part of an assessment rather than treated as a technicality. Send the SPA and payment records and it can be looked at.

If you already purchased an off-plan property and are experiencing this issue, submit your SPA to Off Plan Resolve for a case assessment.
