Most purchasers pay limited attention to registration at the time of purchase. It is handled by the developer, a fee is paid, a document arrives or does not, and the transaction moves on. When a dispute develops, that paperwork becomes one of the first things anyone asks about. Similarly, questions about where instalments have been paid tend to surface only once progress stalls.
What to check
- Whether the off-plan sale was registered
- What the registration records
- Whether the recorded details match your SPA
- Whether registration fees you paid were applied
- The unit, area and project details as recorded
- Whether any change to the project affected the registration
- What documentation you actually hold
Where the money went
Purchasers sometimes discover that instalments were paid to an account other than the one they expected, or cannot readily establish where payments were directed. Keeping receipts, transfer confirmations and the payment instructions you were given at each stage matters considerably more than it seems at the time.
What to send us
Your Oqood or interim registration document if you have one, the SPA, every payment receipt and transfer confirmation, the payment instructions the developer gave you, and any correspondence about registration. If you do not have a registration document at all, tell us — that absence is itself information.
