Dubai off-plan escrow accounts explained for purchasers

Where instalments are paid, and how development funds are handled, tends to become interesting to purchasers only once a project stops progressing.

The purchaser’s practical interest

For most buyers the relevant questions are narrow: where was I instructed to pay, where did the money actually go, and can I evidence every payment I have made. Those answers should exist in your own records regardless of anything else.

Keep the instructions as well as the receipts

Payment instructions change over the life of a project. Keeping the instruction you were given at each stage, alongside the transfer confirmation, protects you if a payment is later said not to have been received or not to have been properly made.

When concerns arise about a development

Questions about project funding and progress are legitimate and there are established channels for raising regulatory concerns about a development. Which channel is appropriate, and how using it interacts with your own contractual position, is worth assessing before you act rather than afterwards.

What to send for an assessment

Every receipt and transfer confirmation, the payment schedule, the instructions received, and any correspondence in which the developer has discussed the project’s financial or construction position.
