The five facts that frame everything

Without these, any view on options is guesswork.

• The contractual completion date, as the SPA defines it
• Any grace period the contract allows
• Whether the developer has purported to extend, and how
• Actual construction progress, evidenced rather than asserted
• Your own compliance with the payment plan

Why the reason for the delay matters

Contracts commonly treat different causes of delay differently, and a developer relying on a particular cause is making a claim that can be tested against the evidence. What the developer has said in writing about why the project is late is therefore part of the file, not background noise.

Documenting progress while it still exists

Dated site photographs, published progress figures for the project, and contemporaneous correspondence are considerably more useful than a later reconstruction.

Where escalation fits

A structured claim or negotiation with the developer is often the appropriate first step, with formal escalation reserved for where that does not produce a result. Which forum and procedure applies depends on the contract and the circumstances. Where representation before a court, tribunal or authority requires an appropriately licensed UAE advocate, that is coordinated accordingly.
